Practice Areas Real Estate Acquisitions and Sales Practice Emphasis Ms. Beasley assists clients with their real estate needs, ranging from acquiring and financing property, to leasing property, to sales and dispositions. For clients purchasing or selling property, representation includes assistance with the purchase contract negotiation of financing terms, due diligence and review of or clearance of title issues and drafting and negotiating closing documents. For clients who own income-producing property, Ms. Beasley assists with leasing issues and landlord-tenant matters, title matters and boundary disputes. In situations where clients have secured interests in real property, she assists clients with foreclosures. Representative Clients • Multi-family housing management companies Representative Matters • Served as Texas real estate counsel representing purchaser with respect to a $600 million international share and business sale transaction involving plant facilities for processing of petroleum refining catalysts, isomerisation catalysts, chemical process catalysts and related operations. • Served as member of Texas real estate counsel team representing the lenders in a $240 million financing of an electric cogeneration and water treatment facility. • Served as member of Texas real estate counsel representing the lessee in the $194 million leaseback refinancing of a corporate office campus. • Assisted major utility company in transfer of all of its real and personal property in Texas in connection with electric deregulation. • Represent financial institutions in loan closing transactions, foreclosure of real and personal property and collections. • Represent developers for an affordable housing project, a franchise hotel and residential subdivision. • Substantial experience in commercial and residential landlord-tenant law, including multi-family and subsidized housing. • Negotiated numerous lease and purchase contracts for large and small businesses, educational organizations and individuals.
